Home Buyer Report (Level 2)
Home Buyer Report (Level 2)
A Level 2 HomeBuyer Report is suitable for conventionally constructed properties in reasonable condition, where no major alterations are planned.
This typically includes:
- Properties built after 1950, generally of cavity wall construction
- Homes that appear well maintained and in generally good condition
- Standard houses, flats, and modern developments
- Properties that have not been significantly altered or extended
The inspection is non-invasive and focuses on identifying visible defects, urgent issues, and matters requiring further investigation, providing clear advice on condition and maintenance.
While a Level 2 survey is suitable for many properties, it may not provide sufficient detail for older or more complex buildings.

Building Survey (Level 3)
A Level 3 Building Survey is recommended where a more detailed and technically focused inspection is required.
This is typically the case for:
- Properties constructed before 1950 (pre-war), often of solid wall construction
- Buildings that have been extended, altered, or refurbished
- Properties of non-standard construction
- Larger or more complex homes
- Properties in poor, neglected, or uncertain condition
- Purchases where structural alterations or major works are planned
Older properties, particularly those built before the mid-20th century, can behave very differently to modern homes due to their construction and materials. A Level 3 survey provides a more detailed assessment of the structure and fabric of the building, identifying defects, explaining their causes, and outlining the implications of not carrying out repairs.

Building Survey (Level 3)
Booking a Home Survey
Once you have identified the most appropriate type of survey, simply provide a few details about the property and we will take care of the rest, including liaising with the estate agent to arrange access.
1. Request a Quote
Get in touch by phone or email with a few details about the property, including the address and agreed purchase price. A quotation can usually be provided promptly, and we will guide you through the next steps if you wish to proceed.
2. Survey Inspection
We will liaise directly with the estate agent or vendor to arrange access. A full and thorough inspection is undertaken in accordance with the Royal Institution of Chartered Surveyors’ Home Survey Standard, typically taking four to six hours depending on size and complexity.
3. Report Delivery
Your report will usually be completed and issued within five working days of the inspection. It provides a clear and detailed assessment of the property’s condition, supported by photographs and high-level inspection using pole camera and drone technology where appropriate.
4. Follow-Up Advice
After reviewing the report, a complimentary follow-up call can be arranged to discuss any questions or concerns. This ensures you have a clear understanding of the findings before making any final decisions.
